Commercial and Industrial Lands
The membership of the Siksika Nation hold an exclusive interest in 72,400 hectares of land in the heart of Southern Alberta, one of the fastest growing economic regions in Canada.

With the recent extension of Highway 22-X through the Siksika Nation lands set aside for commercial and industrial development are less than a 45 minute drive from Calgary, Alberta, one of the fastest growing markets in Canada.

Businesses based on increased volumes of highway traffic is one of the fastest growing retail sectors in North America. The Siksika Nation has identified over 30 kilometres of prime frontage on Highway 22-X and Highway 547 which could be developed to accommodate highway commercial businesses, including a major commercial truck stop.

Several areas dedicated for industrial development abut a main line of Canadian Pacific Railway and direct access to this important rail line will be established by SRDL through the Siksika Economic Development Corporation (SEDCo) a wholly owned subsidiary.

Businesses who are looking for affordable land with direct access to the CPR main line, the Trans Canada Highway and major Provincial highways should give careful consideration to the many advantages of locating within the Siksika Nation.

SRDL is prepared to negotiate lease terms which satisfy mutual objectives. The primary objectives of SRDL is to achieve a specific rate of return over the term of their investments and to establish employment opportunities for Siksika Nation members.

Land lease rates, building rental rates, property taxes will be balanced by SRDL and Siksika Nation government to assure that each business remains viable and continues to employ Siksika Nation members and provide a return on their investment.

Agricultural Lands

Siksika Nation lands straddle the Bow River and over 2,000 hectares of prime agricultural land have been placed under irrigation systems managed by the Siksika Irrigation Land Corporation (SILC). An additional 5,000 hectares have been identified for development by the Siksika Irrigation Equipment Corporation (SIEC).

Agricultural lands under management are currently generating products with a market value of more than $5,000,000. A considerable portion of the products are being exported to international customers.
SRDL and SILC are prepared to negotiate long term lease agreements with agriculture based corporations and to invest in the development and lease back of agricultural infrastructure required to support the processing of crops produces within Siksika Nation lands and the surrounding area.

The Siksika Nation lands offer one of the few locations in Canada where large parcels of irrigated land, with close proximity to major markets, can be leased at reasonable rates under longer term contracts

Tourism and Recreational Lands

SRDL through Siksika Vacation Resorts Company Limited (SVRCL) operates a 300 lot cottage subdivision, 9 hole golf course, pro shop, restaurant and lounge on 130 hectares of land adjacent to the Bow River.

This cottage resort lies immediately south of 800 hectares set aside for development of Blackfoot Crossing Historical Park (BCHP). Once completed BCHP will attract a minimum of 165,000 visitors each year to Siksika Nation lands.

BCHP and the Siksika Vacation Resort will attract considerable traffic to Provincial Highway (842) and SRDL is prepared to invest in the development of tourism or recreational based businesses to capture revenue from this potential market.

Golf of one of the fastest growing recreational activities in the world. The demand for new courses is increasing and SRDL has identified several sites adjacent to the Bow River that are suitable for development of a pubic, or semi-private, golf course. SRDL is prepared to invest in development of a new golf course and associated facilities.

Natural Resources

In 1995 Siksika Nation government established the Siksika Energy Resources Corporation (SERC) and authorized SERC to participate directly in the development of oil and gas reserves within Siksika Nation lands. Currently SERV has an interest in over 100 producing oil and gas wells and coordinates the marketing of daily oil and gas production.

Control over the disposition of natural gas provides Siksika Nation government with the ability to offer incentives or long term commitments to corporations who locate with an industrial park operated by SRDL, through SEDCo.

SRDL is also prepared to evaluate investment opportunities related to the conversion of hydrocarbons into 'value added' products such as fertilizers or plastics.

Siksika Nation lands contain over 100,000,000 tons of bituminous coal at a depth with can be recovered through low impact surface mining. This volume of coal has the capacity to support two 400 MG thermal power plants for a minimum of 25 years. As the demand for electrical power in western Canada increases the development of these coal reserves will become economically viable. Partners in the development of these reserves could assure themselves of a stable and economic source of power for 25 years or more.

Through a combination of ground water and water diverted from the Bow River Siksika Nation government can assure that corporations located within Siksika Nation lands will receive water at reasonable rates.

A portion of the groundwater capacity and the permissible diversion from the Bow River have been set aside for the specific purpose of supporting future industrial and commercial development.


Human Resources

The population of the Siksika Nation will approach 5,500 members by 2005 and will increase by an average of 2.2% per annum over the next 25 years. Approximately 65% of the membership, 3,500 members, lives within Siksika Nation lands.

In 2003 the labour force living within Siksika Nation lands was estimated at slightly more than 800 members of which approximately 350, or 44% were employed on a full time basis. The balance of 450 members, 56%, were employed on a part time basis or were unemployed and receiving income support from Siksika Nation government.

SRDL has determined that commercial, industrial, agricultural and tourism of recreational development with Siksika Nation lands has the potential to employ a minimum of 200 Siksika Nation members by 2010.

SRDL, in cooperation with Old Sun Community College which is located within Siksika Nation lands, has identified the skills required by corporations who might locate within Siksika Nation lands and has developed initiatives to train Siksika Nation members.

Due to benefits available to Siksika Nation members the net cost for wages and benefits related to the employment of Siksika Nation members should be 10% lower than comparable wages costs outside of Siksika Nation lands.
